    We thought you’d never ask. As superhosts ourselves, we will become your co-hosts. Your listing will immediately jump into the first rankings when people search properties in your area. Your listing will include a superhost icon from us and filtered search results from potential guests who understand that superhosts provide better service and the descriptions and images are most likely truthful. Therefore, you’re more likely to receive more bookings.

    We will also redecorate or even remodel your home or apartment. Research shows that guests look for more attractive, yet comfortable places to stay. Once completed the redesign phase, we will take dozens of professional photos to make make your property appealing, yet realistic.

    In addition to obtaining more bookings with the above, we will take care of all communication with guests, coordinate with local staff to clean and vendors whenever maintenance is needed (think plumbing), write the appropriate description and many details required by Airbnb, and eventually we hope to boost you to become a superhost yourself.

    Research shows that most guest prefer to enjoy a property by themselves without human interference. With out technology partners, we can now allow individuals to self check in and keep a remote record of every time they come in and out. We may even operate your thermostat, your door bell, your lights and your security system online.

    In addition, we will visit your home at least twice a year to provide constant improvement recommendations. We will strengthen local contractor and cleaning crew contacts to make sure that whenever anything arises while we have a guest, we can take take care of the issue ASAP. In short, we will take good care of your property assuring a revenue stream regardless of your location.

    If you haven’t done this, we will help you set up a direct deposit payment option with Airbnb. Every time your guest checks in, Airbnb (not us) will send you a deposit for the amount of their stay minus our commission and their fees. So once we set up your payment system, you won’t have to worry about it again.

    Absolutely. In fact, this is one of the biggest benefits of using Airbnb over long-term rentals. Many of our clients continue to use their second or even primary homes themselves. Whenever they don’t, they enjoy allowing others to use it and obtain additional income. After all, a home is a terrible thing to waste.

    The only thing we require is that we coordinate the Airbnb online schedule together. If you choose to use your property yourself, we must block such dates in order to avoid a guest booking. What we cannot do under any circumstances, is to cancel on an already existing reservation. That’s the worst offense in the eyes of Airbnb and your home will be penalized for future bookings.

    You can cancel any time as long as you fulfill your booking obligations with Airbnb. We also request that once we decide to work together, we do so for at least a year. Many of our clients have kept us for several years, but we understand that plans change. If you are considering selling your home, please let us know and we can modify your listing configurations to allow a rental window of only three months (the minimum allowed). This way, if you sell your home, by the time your buyer comes up with the money and all the paper work is done, we will most likely have fulfilled your booking obligations without ever having to cancel one.
